There are real estate agents and then there are real estate agents that get results. Realtor Deb Jennings of Realty One Group takes career commitment to the highest level. Realtor Jennings represents both buyers and sellers through Realty One Group and although she works most of the valley for sellers, she specializes in the Southeast Valley (Chandler, Gilbert, and Queen Creek areas) for most buyers. As an added bonus, she will also do complimentary light home staging, photography and virtual home tours to further assist the sellers with marketing their home. This year, all of her homes have been under contract in 30 days or less and most at full asking price.
“I really want to get to know my clients well, so I can serve them now and in the future. I want to know my clients personally. I want to know about their families, hobbies, likes and dislikes, as well as current and future home needs so I can help them find the right home quickly,” explains Jennings. “I work about 95 percent on a referral basis, so it’s important for me to really get to know them, have them trust me and know that I really do care so they will want me to help their friends and family as well. I want to know what sports teams they like, where they’re from, about their kids and their lifestyle. It really helps me help them better now and in the future. There is so much to choose from on the housing market, I want to make sure we find what they need and I’m not wasting their time.”
“People who are already in a house know what it takes to buy a house. A lot of renters are first time homebuyers and they need to have their hand held through the entire process,” says Jennings. “I have a simple form I give to clients upfront that spells out the entire escrow process easily, so they know all the steps. I help them every step of the way, and keep them on track so they feel better about what they are doing and know what to expect. I work to protect their earnest money every step of the way by keeping ahead of deadlines and requirements.” People feel more comfortable when their agent is 100% there for them.
One of the biggest hurdles for most home buyers is the qualification process. Jennings utilizes several different lenders, but Academy Mortgage is normally her “go to” company because they know how to work with borrowers, have an intense understanding of the industry and see the lending process to fruition in a timely and committed manner. Academy’s use of in-house underwriting that isn’t forced or out-of-state helps make for a speedier and more streamlined process. “There are no hiccups when there is in-house underwriting,” adds Jennings. “Academy Mortgage has performed miracles for me. I have a wonderful loan officer there. What I’ve discovered about Academy is that they do everything they can to really partner with the real estate agent and they make you feel like you are the only real estate agent they are working with. They have a marketing program that is amazing that helps us do our job. Academy is also a preferred partner with some of the new build communities in town, like Queen Creek Station in Queen Creek.”
Jennings is also a Military Relocation Professional (MRP), a designation that only a few agents possess. “My son and father are both veterans and it was important for me to get this certification,” she explains. “Financing for veterans is probably one of the most misunderstood things, not only by people selling their homes, but by veterans, too. On my website I have a veteran’s page dedicated to information for their home buying experience. They can go on there and find out everything they need to know about buying a house as a veteran. It has links to get their paperwork if they’ve lost it and more.” She’s been specifically trained how to work with veterans to meet their specific needs and get them properly qualified in a timely fashion while removing any past stigma that might have existed. In an efficient and educated manner, she can also work with sellers to eliminate any doubts or questions.
In another unique twist, Jennings gives to her client’s favorite charity upon closing of each buying or selling transaction. “I give back a portion of my proceeds to a charity of my client’s choice. The amount varies-it depends on the amount of the transaction,” says Jennings. “This is for both buyers and sellers. Once I get paid, I write a check to my client’s favorite charity. If they don’t have one, I will donate it to the charity of my choice-Matthew’s Crossing Food Bank in Chandler. They serve thousands of people a month and it’s a great local organization.”
“I think that anybody that makes a decent income should give back. We’ve all experienced good times and bad times in life and we need to help support those that are less fortunate or need assistance in some way,” says the agent.
